TAX ID: 094A2040063, 094A2040064 LESS AND EXCEPT THAT CERTAIN PARCEL OF LAND AS DESCRIBED IN DEED OF PARTITION, AS SET FORTH IN BOOK 1025, PAGE 0742, DATED 04/01/2008 AND RECORDED 04/04/2008, AND DESCRIBED AS FOLLOWS: ALL THAT CERTAIN PARCEL OF REAL ESTATE SHOWN ON THAT CERTAIN PLAT SHOWING SURVEY FOR HEATHER STILTNER BEING A PORTION OF LOTS 63 AND 64 RIVERSIDE ADDITION TO THE TOWN OF NORTH TAZEWELL VIRGINIA WHICH PLAT IS DATED MARCH 31, 2008, SAID PROPERTY BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A FENCE POST AT THE SOUTHEASTERN CORNER OF LOT 63; THENCE NORTH 84 DEGREES WEST, 82.70 TO AN IRON PIN; THENCE THROUGH LOT 63 AND A PORTION OF LOT 64, NORTH 6 DEGREES 31 MINUTES 15 SECONDS EAST 55 FEET TO AN IRON PIN, THENCE SOUTH 84 DEGREES EAST, 82.20 FEET TO AN IRON PIN IN THE WESTERN RIGHT OF WAY LINE OF THIRD AVENUE; THENCE SOUTH 6 DEGREES WEST, 55 FEET TO THE POINT OF BEGINNING. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject deed of trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale.
